Design Build is a method to deliver custom homes in which the architectural and construction services are contracted by a single custom home builder - Malli Custom Homes. As a Design Build firm, we employ professionals from both the architectural and construction sector and manage the entire project for you from beginning to end. Because we are a full-service Design Build company, your involvement will be done before building begins. Design Build 

  1. Initial Meeting - We explain our Design Build process, discuss your house plans, budget, site selection, and schedule a meeting with our mortgage lender.
  2. Site Selection - Our brokers will locate the right lots for your home and budget. Once a lot is selected, our brokers will place it under contract. A meeting is scheduled with the Designers.
  3. Design - You present your ideas and criteria to the Design Build Team. Your lot, home layout, and all of your considerations are discussed in detail. We schedule showroom viewings with our suppliers so you can select all your interior and exterior features from their showrooms.
  4. Preliminary Plan - The Design Build Team creates a Preliminary Plan. If need be, modifications are noted. The Design Build Team works on finalizing the Drawings.
  5. Construction Drawings - Our Design Build Team and us walk you through your home (room by room), defining the scope of work, and the materials used in the project. 
  6. Signing - We review and sign the Construction Cost Sheet, the CDs, Specifications, and Agreements with you. A deposit is placed by you to Malli Custom Homes for permits and land development. Malli Custom Homes schedules land development work.
  7. Permitting - We submit your plans to the permitting departments and receives acceptance.
  8. Documents To Lender - You and Malli Homes finalize documents for the mortgage lender.
  9. Construction Begins - Land development, foundation, framing, siding, roofing, mechanicals, drywall, paint, interior finishes, and completion.
